Sometimes the stars align. Our beleaguered buyer had been searching for a needle in a haystack: a home walking-distance to their preferred school, under $3M, with all the right spaces for their family, including fitness and outdoor areas, plus accommodations for their semi-work-from-home lifestyle. And a walk-out guest suite for the grandparents. Oh, and some kind of view would be nice!

And then thanks to my decades-old roots in the neighborhood, one of those rare but exquisite hot tips came in from a client/neighbor/friend (that compound construction often happens in my business).

And there it was; the perfect house, extensively remodeled and expanded, at a price that worked, with a seller willing to entertain a sale prior to listing on the open market. The seller was even providing a new, $125,000 exterior paint job and threw in a few furnishings.

Three weeks later, our thrilled clients closed and are excited to move in. We love a happy ending.
