The Best of Sea & City

$698,500 2911 2nd Ave, Unit 1007, Seattle, WA 98121

This seller was referred to me by the building's long-time concierge. They had purchased a new home out of area much more quickly than they had planned (when it's right, it's right!), and suddenly were faced with the prospect of selling their condo in a declining market during the slowest month of the year (December).

We leapt into action with a full analysis of their micro-market conditions and prepared a strategy focused on netting the highest possible ROI on the quickest possible timeline. We formulated a plan to use the remaining weeks of December plus early January to move them out, prepare the unit for market, stage professionally and have me art-direct a professional photo shoot. I also included a 360-degree virtual tour and floor plans in their marketing package, as well as building amenities, because I knew one of the top buyer profiles for units like theirs in their building was second-home/pied-à-terre buyers who would be viewing the unit remotely. In those cases, it's critical for the remote buyers to feel they have everything they need to get a complete sense of the unit's feel, layout, size, orientation and views, as well as what the building is like.

We chose to enter the market after the holidays to capture the rising energy that always occurs in the January market. An we priced very surgically in reference to other current listings, recent sales, and the pattern of sales in downtown condos around our price point for 1BR+Den units. At the last moment prior to listing, we raised the list price by $12,000 based on two new market data points that arose just within the final week.

The total package worked perfectly; within 3 days we had a full-price, all-cash, no contingency offer from a remote pied-à-terre buyer that felt confident enough to move forward based on all our digital assets plus a FaceTime showing with their agent. Two weeks later, all of our competition was still sitting on the market and we were closed.

OUR LISTING'S MARKETING REMARKS:

Live in a light-box high off the streets, floating above sea and city at the quiet end of Belltown. Wrap yourself in sunset views of Elliott Bay, Puget Sound, the Olympics & Mt. Rainier. Run, dog-walk or bike along miles of waterfront trails; just two blocks from the Olympic Sculpture Park and the Myrtle Edwards shoreline, you're in the sweet spot. Also a short stroll away? Pike Place, lower Queen Anne, South Lake Union and countless restaurants and shops. Or stay home and chef out in your luxe, big-house kitchen--a real rarity among condos. What else is special? A separate den for the home office, a walk-in dressing room and recent upgrades including central AC, a majorly refreshed bath and the addition of new hardwoods in the bedroom. Toss in those views, your own full-size laundry, secure garage parking, extra storage and a well-run concrete and steel building with 24hr concierge and a suite of useful amenities, and you've got a winner.

Property Insight

“Open the door and fall directly out into the stellar views; these aren't 'sideways' or 'look around that other building' views. They're dead on--so rare in this price range.”
