This seller was referred to me by the building's long-time concierge. They had purchased a new home out of area much more quickly than they had planned (when it's right, it's right!), and suddenly were faced with the prospect of selling their condo in a declining market during the slowest month of the year (December).
We leapt into action with a full analysis of their micro-market conditions and prepared a strategy focused on netting the highest possible ROI on the quickest possible timeline. We formulated a plan to use the remaining weeks of December plus early January to move them out, prepare the unit for market, stage professionally and have me art-direct a professional photo shoot. I also included a 360-degree virtual tour and floor plans in their marketing package, as well as building amenities, because I knew one of the top buyer profiles for units like theirs in their building was second-home/pied-à-terre buyers who would be viewing the unit remotely. At the last moment prior to listing, we raised the list price by $12,000 based on two new market data points that arose just within the final week.
The total package worked perfectly; within 3 days we had a full-price, all-cash, no contingency offer from a remote pied-à-terre buyer that felt confident enough to move forward based on all our digital assets plus a FaceTime showing with their agent. Two weeks later, all of our competition was still sitting on the market and we were closed.
