The Iconic Penthouse at Gallery

$895,000 2911 2nd Ave, Penthouse 1210, Seattle, WA 98121

Sometimes life dictates your timing, and the drivers of a sale are not always glamorous or happy. This time, it was a divorce. That's the thing about helping people buy and sell homes; we work through all kinds of life circumstances with our clients. Our goal is to step in with sensitivity and make "our part" of a sometimes difficult period in their lives as smooth and painless as possible.

We consulted on this project for 9 months prior to the actual list date, helping our clients navigate for optimal market timing to maximize their sale proceeds...while also juggling the evolving landscape of their circumstances and how that would ultimately affect the strategic and marketing plan we had developed. We flexed with their needs, and ultimately succeeded in creating a compelling listing that spoke directly to our target buyer profile.

Meanwhile, I had already identified a prime prospect who had bid and lost on another listing of mine, but who fit our target profile exactly.

And in a market saturated with inventory, where average market times for similar product sit at 57 days for sold listings and 67 days for the available units...we secured that buyer the first day on the market. Niche buyer for niche product. Done.

Here were our marketing remarks on the listing:

Look up: offered for the first time publicly, it's the iconic 'centerpiece' penthouse at Gallery. Distinctively stamped into the building's roofline, this double-height unit is unique.

A 1BR + Den light box in the sky, thrown open to exquisite day and night views of our elegant Space Needle, with all Seattle laid at its feet.

Extensive recent renovations include all new fixtures, fittings and finishes. The mezzanine primary suite keeps the drama going, while a main floor den makes the perfect spot for that home office.

And notice the supreme privacy from the architecture's shielding sidewalls, plus a view where no one's looking back at you.

We love the location too, at the quiet end of Belltown 2 blocks from the Sculpture Park & miles of waterfront trails. Easy walk to Kraken games, concerts, theatre, opera, the ballet and scores of restaurants. Rock solid HOA in an equally solid concrete and steel building.
