In a declining market heading into the holiday season (a double-negative for sellers), this client needed to sell and move on. We jumped into high gear with a thorough market analysis and an ambitious but realistic list of surgical interventions to get the home ready for market. Needing a kitchen and bathroom renovations, the home nonetheless offered a lot of space and many rooms, and had some good foundational elements. There was no budget or time for major work. Instead, we did a heavy cleaning, a little strategic painting, refinished deeply worn hardwood floors and focused strongly on best-in-class staging paired with targeted brand messaging to fully demonstrate the home's versatility and great lifestyle potential. Meanwhile, after extensive review of the data and competition, we tracked the market closely while preparing the home, sharing updates with the seller. When the time came, armed with strong knowledge of their market context, the seller chose a careful pricing strategy designed to grab attention while still meeting their financial goals. 

The result? Three offers, a solid sale $10,000 over the asking price and all the seller's financial and timeline goals met.
