Sometimes you can't pick your timing. These sellers needed to sell in a rapidly declining market, during the slow holiday season. The unit was full of personal possessions and all walls were painted a dark teal, making this ground floor unit feel very dark. The budget for market prep was extremely tight.
We worked with the sellers to develop a plan that enabled them to move out, clean and re-painting to brighten the home while featuring the quality renovations the homeowner had already done, but which were previously obscured. There was no budget for full staging, but we layered in some light staging and purchased fresh plants and flowers for the terrace free of charge, and brought in our best photographer. We also priced very surgically, relative to another unit in the complex that had been languishing on the market, and nearby comparable sales.
The result? Two offers and an all-cash sale for $5,000 over asking. The ability to sell to a cash buyer was especially important since the homeowners' association was in poor condition and we had concerns a lender might decline based on common area deferred maintenance. The seller was able to cash out and move on quickly.
